WHAT'S THE ADVANTAGE TO HAVING A WEBSITE LIKE THIS?
Exposure. The Internet is by far the most cost effective way to advertise your vacation rental. How expensive would it be to advertise and show photos of your rental all over the world by any other means? The cost of one small ad in one large newspaper for one day will no doubt cost more than a month of online advertising.

WHY CHOOSE YOU TO DO MY SITE?
We specialize in Vacation Rental Web sites, and we can include many features in our low price which others would charge much more for as extras. We have many samples to choose from, and we can work with you to customize any of those if you should wish. We offer a Content Management System which is easy to use and allows you to update your content whenever you wish. We also provide free support as long as you are hosting with us. HOW WILL PEOPLE FIND MY SITE?
We optimize the code in each individual site for the benefit of the search engines. We put in Meta Descriptions and Meta Keywords that are appropriate to Your site at Your location, and work with you to make sure the pages have adequate keyword density in the text. There are also "Pay per click" programs you can utilize, and we can give you more information about these if you wish. These are usually only cost-effective for multi-unit rentals, or very high end rentals.
If you have any other web presence, be sure and create links between all of them. It is important to get as many good quality related web sites to link to yours as possible. Go HERE for more good information about what is involved in getting your site listed higher in the search results.

I HAVE A RENTAL SOMEPLACE OTHER THAN HAWAII, CAN YOU STILL DO A WEB SITE FOR ME?
Yes, our samples are for a Hawaii Vacation Rental, but we do sites all over the world, and can tailor one to fit your location.

HOW DO I USE YOUR CONTENT MANAGEMENT (CMS) SYSTEM?
You will have your own very easy to use Administration Area in which you can Edit content, Add Content and Add Photos in your web site through a WYSIWYG editor. We will set up the entire site for you, and then you can make any changes you wish. There is a complete help section within your Admin Area which should answer all your questions, and if not, we offer free online support for as long as you have your site with us.
Basically how it works is that each page consists of one or more (usually two) editable areas. Ordinarily the editable areas of each page are the Main Content and the Sidebar Content. In the CMS Administration you can choose the area you want to edit, bring it up in the editor, and make your changes or additions.
It is not possible to add pages or change the basic design and layout of the site through the CMS, you can only edit or add to the content. If more pages or design changes are desired, then I would need to do that for you. Ordinarily, that shouldn't be necessary.

WHICH WAY SHOULD I GO, CMS OR UPDATED BY YOU?
That depends on how involved you want to be with the updating of your site, and how often that might need to be done. If you would like full control over your web site content to be able to edit or add to it as often as you want whenever you want, then a CMS system would be the way to go. If you don't expect to make many changes or don't want to have to deal with doing that yourself, having us update the site is the best option. We don't charge for minor changes in the site, and for more involved changes we charge a flat rate of $40 an hour. Usually a lot can be done in an hour, and we don't bill until there is over an hour of accumulated time.

CAN I USE FTP TO MAKE CHANGES IN MY SITE?
If you don't know what FTP is, you can skip this question because you will not need it. If you are familiar with how FTP works, read on.
If you have a website without the CMS installed, I can give you an FTP login if you wish one. You must be knowledgeable with html code if you wish to do so as small mistakes can have large consequences, and I cannot be responsible for any problems created. It is highly recommended that you have me do any changes for you which may require FTP access.
If you have a CMS site, you don't need FTP access because you can do additions or changes without it. With this in mind, and because my CMS is proprietary software, I don't make FTP access available for these sites. I can make any changes you need that you cannot do through the CMS either for free, or for a small charge, depending on what the changes you want requires.

CAN I HAVE MORE THAN ONE RENTAL ON A WEB SITE?
Yes you can. You can have whatever photos and descriptions you want on the pages. You may want to add extra pages as an option (for which there would be an extra charge). You can have more than one Availability Calendar, and the Reservation Form can be set up to be used with more than one rental unit.

CAN YOU CUSTOMIZE THE WEBSITE FOR ME?
Yes we can. The charges for doing so will depend on the types and extent of customization you want made. Please contact me and let us know your needs for a quote.

HOW DO I START?
First choose which style of site you want from our MODELS, and then fill out our online form, and we will be in touch with you with a confirmation, and can then get started. Basically, what will happen is we will have you send all the photos and any other text by email that you would like to have on your site. As soon as we have all we need from you to start your site, it should take about a week to complete it. At this point we will place it on the internet in a private location and provide you with a link to it. If any changes need to be made, they will be, and upon final approval we will send you a bill for the agreed upon price. Upon payment, your web site will be placed in it's final hosting space.

HOW MUCH TEXT SHOULD I WRITE, AND WHAT SHOULD I SAY?
You can use the example web sites as a general guide. Here are a few suggestions:
* Have an "At a Glance" area in the sidebar to give quick idea of what and where your rental is.
* The Home Page should give a broad overview of the rental. Ideally the first paragraph should tell about your rental in general terms, and then the following paragraphs having more detail about where it is and what it consists of. The text should be written in a way to grab the viewers interest, and make the rental sound special. Attention should be paid to keywords and keyword phrases, as this is the most important page for search engine optimization. It is a good idea to have a good large photo of your rental or the immediate vicinity shown prominently on this page.
* The Amenities Page should go into more detail about the facilities, furnishings, sleeping arrangements, kitchen equipment, etc as well as things of interest in the local area.
* The sidebar on most pages can contain any other text you would like to have, as well as the "At a Glance" and perhaps thumbs for popups of larger photos.
You must consider Search Engines when creating all your text as well as potential renters, because without being found in the Search Engines, few potential renters will be reading your text. It is important to have headings which contain your important keywords and keyword phrases, and to have a good sprinkling of keywords and keyword phrases throughout your text. This, and links coming to your site from other popular related sites is how the search engines determine where and how high to place you in their search results. Your keywords and phrases are what someone might put into a search engine to find rentals like yours in your area.

Any additional text you send us for the site can be in an email, or done in Word, Wordpad, Notepad or compatible format if sending as an attachment.

WHAT ABOUT A RENTAL AGREEMENT, TERMS, CONDITIONS?
It is very important that you have a Rental Agreement which spells out all of the pertinent information regarding your rental along with your Terms and Conditions. These Agreements are unique to each rental, and you should supply me with yours to include on the site. Please read more about this here.

HOW DO I SEND THE PHOTOS TO YOU?
There are a number of ways to send photos, but the easiest is to just email them. We will send you instructions along with a form to fill out so we know which photos go where.
If you have any photos on any other sites, we could also use those.

HOW CAN I CHARGE FOR DEPOSITS FROM MY WEB SITE?
There are several ways. Most of the time the clients will fill out the online reservation form, which will be sent to you by email. You can then contact them giving confirmation and required information including how to make the deposit and how much it should be. We can set it up so that you can take online deposits right from your web site through an online payment processor (we use Paypal). Take a look at the Payments Page on any of our sample sites to see how this works.

You can also get what is known as a "Virtual Terminal" through Paypal, with which you can obtain their credit card info on a secure page online, by phone, mail, fax or in person and charge their card at your convenience without them having to deal with Paypal at all. You can learn more about the Virtual Terminal option here.
If you already have a Merchant Account we can set it up to take their credit card information on a secure server which you can then access to put the charge through in your Virtual Terminal, or we can set it up to do "real time" charges.

We make it easy for you to collect your money. There is no reason to wait for deposit checks in the mail which may never come.

HOW DOES YOUR ONLINE CREDIT CARD PROCESSING WORK?
Being able to process credit cards online is important because many people like the convenience of doing it right then, and you have the client's commitment as soon as the reservation is made. The Payment Page is optional (at no extra charge) for you to be able to easily take credit card payments online.
We use PayPal as our free option to do our online processing. To use their services, you will have to sign up for a Web site Payments Standard Account with them (which takes only a few minutes), and we will set up your web site so with the click of a button your clients will be taken to a secure order page where they can fill in the transaction information, and then be returned to your web site when done. Both you and they will receive an e-mail detailing the transaction. Your account will be credited with the money immediately. You can review your account at any time to view all of your transactions. If you wish you can also email invoices to your renters through Paypal, and send reminders. The cost of this service is 2.9% + 30 cents per transaction or less. That means on a $100.00 payment your cost would be $3.20. You can read more about this here .

If you have a Merchant Account, we can set it up to take their credit card information on a secure server for you to access and put their charge through on your Virtual Terminal. You can see what that process looks like here. It is also possible to set it up to do "real time" processing through your Merchant Account. Costs vary according to what will be needed to set this up; ask us for a quote.

WHAT DOES IT COST FOR MY WEB SITE?
Glad you asked. Less than you would think for all the features. But go to the Pricing Page to get the full details.

WHAT ABOUT A DOMAIN NAME?
You will need your own Domain Name if you don't have one already. Your Domain Name can be whatever you would like it to be, although it should be descriptive of your rental, be as short as possible, and contain your keyword(s) if possible. If you do not already have a domain name registered, we can register a .com or .net for you at no charge as part of our vacation rental website package, and it will cost $25 of yearly renewals. The domain name can be transferred into your own account at the Registrar at any time for no charge. If a country specific domain name is desired, you will need to register it yourself.
Check to see if the Domain Name you want is available at our Domain Name Checker. We can suggest a couple of reputable Domain Name Registrars to use if you would like to register your domain name yourself.

AFTER OUR SITE IS DONE, WHAT EXTRA CHARGES MIGHT THERE BE?
Ordinarily there should be no reason for any extra charges over what is spelled out in the Pricing Page as the yearly fee. I don't charge for help or support via email, and don't charge to do or help make small changes to your site. If you have any major changes you wish to have made, I either charge $40 an hour, or a set agreed upon price tot do it.

MIGHT YOUR FEES INCREASE FOR US IN THE FUTURE?
My fees may change in the future for new clients, but your fees will remain the same as they are now. You can see exactly what these fees are on my Pricing Page.

CAN WE MOVE OUR SITE ELSEWHERE IN THE FUTURE?
I would of course prefer to keep you as my client, but if for some reason you wish to move your site elsewhere and do not wish for continued support from me, you are free to do so, I do not hold any websites hostage. One thing to note though is that if you have a CMS site, the software that is required which allows you to make your own changes through your browser cannot be moved with the site. The site could be moved as it appears on the internet, but without the CMS back end.

OUR SITE HAS BEEN HACKED, NOW WHAT?
The prospect of having your site damaged by a malicious hacker is extremely slight since they generally target larger commercial sites, but the possibility is still there. Your site is created with security in mind, and a lot of effort has gone into making it as "hacker proof" as possible. Even sites such as Microsoft's gets hacked into though, and it is impossible to be totally hacker proof even with a team of experts behind you. If your site is compromised in any such way, I cannot be held responsible, as this is beyond any reasonable control I have. I may be able to fix and secure the site without any charges for doing so, but I cannot guarantee this, and my hourly rate would apply. I keep a backup of your site if needed, and you have the ability to make backups within the CMS, and should do so whenever you make changes. This will help keep any possible problems to a minimum.
